The Story Right Now (as of 2026-09-28)
IREN Limited has cratered and is only bouncing: 45.7% below its 52-week high and down 9.1% since June 29, despite rising 17.7% since August 28; it sits 8.4% below its 200-day average.
Data as of 2026-09-28 close: IREN $41.72, RSI 46, weak-up, -4.3% vs SMA20, -8.4% vs SMA200, 7D -11.7%, 30D +17.7%, 1Y -9.2%, -45.7% from the 52-week high.
Condition check. Price closed $41.72 below the prior $44.50–$46.50 entry zone and only $0.72 above its hypothetical $41 stop. No fresh entry is supported by that old zone.
Business and mechanism. An owner-operator of power-dense data centers that mines Bitcoin and is building a much larger AI cloud on its own land, substations and GPU clusters.
Prior case (2026-09-23). Microsoft accepted Horizon 1, the first of four 50MW halls under a five-year, $9.7B contract, and IREN says about 85% of its year-end AI-cloud run-rate target above $4B is contracted.
Prior proof (2026-09-23). FY2026 (10-K filed August 27): revenue $707.0M; AI Cloud revenue rose about eightfold to $128.8M, and the Mirantis and Nostrum acquisitions closed, per the company's results release.
The countercase. The same year carried a $1.05B operating loss and $3.00B of capex against $2.10B of operating cash flow. On September 21 CNBC reported the Texas governor ordering a data-center permit halt; IREN's Childress campus is in Texas.
Newest statement check. The newest verified derived fourth quarter ends 2026-06-30 (filed 2026-08-27); revenue was $137.2M.
News and attention check. The fresh September 28 hosted receipt lists five quote or earnings-calendar pages, none a dated issuer event for the session. It does not establish a cause for the 5.46% decline. No company event for IREN was recorded between September 24 and 28. 5 social posts from tracked accounts mentioned it between September 24 and 28; that is attention, not company news.
The call: 🟡 Wait for a new setup. Price is below the prior entry zone and near its hypothetical stop; the old condition is inactive.

Prior Research (prepared by 2026-09-23; current call and filed-period check above)
Summary
IREN began as a vertically integrated Bitcoin miner built around low-cost, renewable-rich power. The useful asset was always broader than the mining machines: grid connections, land, substations, data-center construction and operating expertise. AI turned those assets into potential cloud infrastructure, while Bitcoin mining continued to generate revenue during the build.
The pivot has reached its first physical proof. On August 13, IREN said Microsoft had accepted Horizon 1 at its Childress, Texas campus. It is the first of four 50MW IT-load, direct-to-chip liquid-cooled deployments due in 2026 under a five-year, $9.7B cloud-services contract. NVIDIA also awarded the deployment Exemplar Cloud status after testing its GB300 NVL72 systems.
That acceptance matters more than another contract announcement. It proves IREN can design, construct and commission one large modern hall to a hyperscaler's standard. One hall does not prove four halls, full utilization or the economics of the entire fleet. Horizons 2–4 and the August 27 FY2026 report now carry the next burden of proof.
The financing deserves equal weight. IREN's Q3 balance sheet held about $2.2B of cash against roughly $3.7B of convertible notes. By June 30, the company reported preliminary cash of $7.6B, including $1.7B restricted for Microsoft GPU financing. Recent customer contracts include prepayments equal to about 45% of associated GPU capex. Those are meaningful sources of capital, attached to meaningful delivery obligations.
Why This Moment Is Different
The old IREN thesis was a promised transition from mining to cloud. The current thesis has three stronger receipts:
- A delivered site: Microsoft accepted Horizon 1.
- A broader contract book: IREN announced $2.8B of new multi-year contracts in July and lifted its year-end AI-cloud ARR target above $4B, about 85% contracted.
- Customer funding: contracts signed since June 1 carried prepayments covering about 45% of associated GPU capex.
The terms still require discipline. IREN defines ARR as commissioned GPU capacity multiplied by hourly pricing and 8,760 hours, including storage and ancillary revenue. The $4B-plus target assumes the 480MW year-end build, specific GPU mix, contracting, utilization and pricing. Revenue begins only after commissioning, testing and customer acceptance. ARR is a capacity-and-contract metric; it is not current revenue or cash flow.
NVIDIA sits on both sides of the story. IREN buys NVIDIA systems and has a five-year, $3.4B cloud contract with NVIDIA. IREN also issued NVIDIA a conditional five-year right to buy up to 30M shares at $70, a potential $2.1B investment. That aligns the vendor, customer and infrastructure owner. It also introduces a circular element: strategic capital and contracted demand can help finance purchases inside the same ecosystem. The clean test is third-party utilization and cash generation after the sites open.
How the Business Makes Money
| Engine | What it does | Economic role |
|---|---|---|
| Bitcoin mining | Runs company-owned ASICs, earns Bitcoin from block rewards and fees, then generally sells the Bitcoin daily | Current revenue base and a flexible use of energized capacity; exposed to Bitcoin price, network difficulty, power cost and machine efficiency. |
| AI Cloud Services | Rents company-owned GPU clusters for training and inference through bare-metal and managed services | The intended growth engine; longer contracts and customer prepayments can support construction, but the company bears hardware, delivery and utilization risk. |
| Data-center development | Owns and builds land, substations, electrical systems, cooling and halls near grid-connected power | The infrastructure moat. Control can improve speed and economics, while concentrating capital and construction risk on IREN's balance sheet. |
Q3 FY2026 still looked like a miner in transition. Bitcoin mining supplied $111.2M, or 77% of quarterly revenue; AI Cloud supplied $33.6M, or 23%. Contracted cloud revenue had barely entered the reported series. The FY2026 report should begin showing whether that mix is changing quickly enough to justify the construction program.
IREN's ownership model creates operating control. It also makes mistakes expensive. Power access, liquid cooling, GPUs and buildings are committed before customer revenue is fully recognized. The 10-K warns that investments in new markets can outpace monetization, and that the company has a history of losses.
What the Street and Public Conversation Are Saying
The bull narrative now emphasizes “contracted ARR” and megawatts. Those measures are useful when tied to delivery dates, customer acceptance and capex funding. They become promotional when treated as interchangeable with GAAP revenue. Horizon 1 is the first event that closes part of that gap.
The bear narrative emphasizes Bitcoin exposure, converts and dilution. That is also incomplete without the contracted cloud book and prepayments. Mining revenue can fund part of the transition, while customer advances reduce IREN's net GPU bill. The question is whether those sources arrive before the company needs another large financing round.
Fresh social search produced no useful independent confirmation of the current cloud thesis. The evidence comes from SEC filings and customer-delivery releases. The aggregate insider feed is net selling with no fresh open-market buy signal, but raw insider labels have limited value beside the much larger funding and execution questions.
The Conviction Chain
| Link | Evidence today | What would strengthen it | What breaks it |
|---|---|---|---|
| Power and sites are scarce AI inputs | IREN controls grid-connected land and is delivering liquid-cooled capacity in large blocks. | Horizons 2–4 arrive on schedule and 2027 sites secure power, permits and equipment. | Grid, construction or cooling delays leave contracted GPUs unbillable. |
| Customers will rent the capacity | About 85% of the >$4B year-end ARR target is contracted; Microsoft accepted Horizon 1. | Recognized AI-cloud revenue and utilization rise sharply across several customers. | Customer acceptance slips, contracts are renegotiated, or usage falls below assumptions. |
| Contract economics can fund the build | Recent prepayments cover about 45% of associated GPU capex; June cash was reported at $7.6B including restricted funds. | FY2026 filing reconciles cash, restricted funds, debt and remaining capex with a funded path to 480MW. | Net funding needs force repeated expensive converts or equity issuance. |
| Cloud earnings replace volatile mining economics | AI Cloud is now physically delivered and has multi-year contracts. | AI becomes the majority of revenue and produces cash after maintenance and refresh capex. | Bitcoin remains the cash engine while cloud assets depreciate faster than contracted returns. |
| The stock offers asymmetry after the reset | As of 2026-09-23 price is 38.79% below its high, 3.2% above a reclaimed 200-day, with the death cross unresolved. | The FY2026 print confirms delivery, funding and revenue conversion while price builds above $38–$40. | A miss sends price through the recent shelf with the death cross still active. |
Conviction is Medium because one execution link has moved from promise to proof. The revenue and funding links remain prospective.
Financial Proof
| Period | Revenue | GAAP operating income | GAAP net income | Diluted EPS |
|---|---|---|---|---|
| Q1 FY2026 | $240.3M | -$76.4M | $384.6M | $1.08 |
| Q2 FY2026 | $184.7M | -$116.4M | -$155.4M | -$0.52 |
| Q3 FY2026 | $144.8M | -$233.5M | -$247.8M | -$0.74 |
| FY2026 (year, filed 2026-08-27) | $707.0M | -$1.05B | -$702.6M | -$2.22 |
The FY2026 10-K (fiscal year ended 2026-06-30, filed 2026-08-27 with the results 8-K) is now the authoritative full-year figure; it is not broken out by quarter in this table since the filing reports annual XBRL, not a discrete Q4. Implied Q4 revenue (FY2026 total less the three filed quarters above) is roughly $137M, continuing the sequential mining-revenue decline ahead of cloud contracts scaling. Year-end cash was $5.90B, up sharply from $564.5M a year earlier; operating cash flow was $2.10B against $3.00B of capex — the buildout is running far ahead of the operating line, funded in the capital markets. That $5.90B audited cash figure is the authoritative one; it differs from the $7.6B preliminary estimate cited in IREN's July disclosure (which included restricted cash), and this profile now uses the 10-K number. No consensus-surprise figure is on file for the annual filing, so no beat/miss claim is made.
As of 2026-09-23 at $47.05 and the Q3 filed basic weighted-average share count of 333.7M, equity value is about $15.7B. That count predates subsequent financing and is not a claim about today's fully diluted shares. Comparing the value with the >$4B year-end ARR target produces about 3.9x target ARR (unchanged from September 18 on a small price move — the ARR target itself has not changed), but that ratio is deliberately forward: the denominator assumes capacity, commissioning, acceptance, utilization and pricing that had not reached GAAP revenue at fiscal year-end.
What to Watch Next
- Reconciling the FY2026 balance sheet: $5.90B audited year-end cash vs. the $7.6B preliminary figure cited in July; converts, shares outstanding and remaining 2026 capex against $3.00B already spent.
- Horizons 2–4: commissioning and Microsoft acceptance of the remaining 150MW IT load.
- Revenue conversion: AI-cloud revenue should begin closing the gap with contracted ARR.
- Customer breadth: new contracts should reduce dependence on Microsoft and NVIDIA rather than merely add capacity headlines.
- Funding per MW: customer prepayments, GPU financing, cash and dilution need to reconcile to the delivery plan.
- Mirantis integration: IREN announced a definitive agreement to buy Mirantis for roughly $625M in IREN shares on May 5 and reported the acquisition completed in its FY2026 results release (both in the September 22 news pull); watch whether the software layer shows up in cloud margins.
- Texas permitting: CNBC reported on September 21 that the governor ordered a data-center permit halt weeks after a moratorium; confirm whether any IREN site is affected.

| 2026-07-20 | — | $2.8B of new contracts lifted year-end AI-cloud ARR target above $4B; about 85% was under contract. |
| 2026-08-13 | — | Microsoft accepted Horizon 1; NVIDIA awarded Exemplar Cloud status. |
| 2026-08-23 | $41.88 | Living profile created ahead of FY2026 results with delivery, contract and funding claims separated. |
| 2026-08-28 | $35.45 | FY2026 10-K and results 8-K filed 2026-08-27: revenue $707.0M, operating loss -$1.05B, net loss -$702.6M, EPS -$2.22. Year-end cash $5.90B (vs. the $7.6B July preliminary estimate — the 10-K figure now governs). Stock fell through the base the prior cycle was watching (-15.4% 7D, now below all three moving averages, -53.9% from high) the same week NVIDIA reported a beat — a muted, negative reception across the neocloud cohort. |
| 2026-09-04 | $44.68 | No new filing this cycle. Sharp reversal (+26.1% 7D) reclaimed the 20- and 50-day averages and narrowed the 200-day gap to -2.1%; RSI warmed to 57.2. Multiples restated at the new price (~3.7x target ARR, up from 2.9x on price alone). A partial news pull (fetched 2026-09-02, two sessions stale relative to this close) shows analysts framing the post-earnings drop as a buying opportunity and surfaces an unverified $625M Mirantis acquisition and a reported $25–30B capex plan, neither yet folded into the Conviction Chain. |
| 2026-09-11 | $43.83 | No new filing this cycle (FY2026 10-K, filed 2026-08-27, remains newest). Bounce partly unwound: -1.9% 7D, 30D moderated to +0.37%, 3M deepened to -26.67%; 200-day gap widened back to -4.0% (from -2.1%) — the test flagged last cycle did not resolve upward. 1Y dropped to +33.4% (from +71.0%) on a base-effect window roll, not a chart change; alpha1y still positive (+17.2%). Multiples restated at the new price (~3.66x target ARR, roughly flat). News pulled 2026-09-11 surfaces co-CEO comments on proving the $1B AI-revenue run-rate and an unverified NVIDIA-director-sale rumor, both around September 8 — skepticism-flavored but not a confirmed single catalyst. Read alongside Oracle's September 10 print and its neocloud cohort read-through (IREN named specifically: up 33.42% 1Y, 4.0% below SMA200, trend genuinely under test). Mirantis acquisition from the prior cycle remains unconfirmed; not mentioned in this week's pull. |
| 2026-09-18 | $46.68 | No new filing this cycle (FY2026 10-K, filed 2026-08-27, remains newest). The 200-day test flagged for a month resolved upward: +6.50% 7D and +7.36% on Friday took price from -4.0% to +2.5% versus the $45.54 200-day, with the 20- and 50-day 11.6%/15.6% below. 30D turned to +8.96%; 3M still -22.15%; -39.3% from high (narrowed from -43.0%). 1Y +28.52% on a continuing base-effect roll, alpha1y +13.51. Death cross unresolved; the deep-drawdown turn screen still carries it as a turn, not a repair. Multiples restated at the new price (~3.9x target ARR, from ~3.7x). News pulled 2026-09-18: fiscal-year results pages and an announcements index, nothing dated on the move — cause unestablished. Cohort context from the desk's 2026-09-17 record: the neocloud lane closed nine of ten green. Stock-events checked: none in this window. |
| 2026-09-23 | $47.05 | RSI 58.4, +10.0% vs SMA20, 30D +18.19%. The 200-day reclaim held (+3.2%) through a +10.39% week; 1Y +12.64% but 1Y vs S&P 500 turned negative (-3.13); death cross unresolved — a trend under repair. Mirantis acquisition confirmed by the company's May 5 release and FY26 results release (both in the news pull). Texas permit halt (CNBC 2026-09-21) added as a risk. Multiples restated at the new price (~3.9x target ARR, unchanged). News pulled 2026-09-22; not pulled for Wednesday's -3.09%. Stock-events checked: none in the window; fiscal Q1 report 11-05. |
| 2026-09-28 | $41.72 | RSI 46; -4.3% vs SMA20; 30D +17.7%. The long trend is broken and the stock remains under its 200-day average; The newest verified derived fourth quarter ends 2026-06-30 (filed 2026-08-27); revenue was $137.2M. The fresh September 28 hosted receipt lists five quote or earnings-calendar pages, none a dated issuer event for the session. It does not establish a cause for the 5.46% decline. No company event for IREN was recorded between September 24 and 28. |
